1. Pre-Construction Selection & Decision Guide

A comprehensive written guide outlining all major construction selections and when they must be finalized prior to and during early construction.

This guide identifies:

• Required decisions by category
• Long-lead materials requiring early ordering
• Dependencies between selections and trade pricing
• Items commonly overlooked before mobilization

Clients work through this guide systematically, checking off decisions as they are completed to ensure the project enters construction fully prepared.

Without disciplined decision timing, accurate trade pricing and smooth mobilization are not possible.

2. Scope of Work Drafting — Key Trades

Builder-drafted Scope of Work (SOW) documents prepared to support accurate pricing and disciplined execution.

Each scope defines:

• Inclusions and exclusions
• Coordination responsibilities
• Quality expectations
• Key technical assumptions

Subcontractors quote against defined scopes — not assumptions.

Includes up to 8 scopes of work, selected based on your project.

3. Cost Estimate Review

Builder-led review of subcontractor pricing to confirm alignment with the defined scopes of work.

Includes review of up to 5 subcontractor estimates, with written feedback identifying:

• Scope gaps or overlaps
• Assumptions and exclusions
• Allowances and risk areas
• Items likely to result in change orders

This review provides clarity before contracts are signed — not after construction begins.
